Homeowner checklist

A ground-level check before the next rain

A printable observation list for gutters, planters, drains and the lower stucco wall.

The direct answer

Walk the accessible perimeter from ground level before rain, photograph existing conditions, and identify where roof and surface water are expected to go. During or after rain, observe only from a safe position. Do not climb, enter standing water, open electrical equipment or dig beside a foundation.

Before rain: record the starting condition

Checkboxes are temporary browser controls. They are not saved or sent.

During or after rain: watch the water path safely

Record the time, where water first collects, which direction it moves and where it leaves. A short video taken from a safe, dry location can show a flow path a dry-weather photo cannot.

Keep away from fast-moving runoff, wet electrical equipment, unstable surfaces and visibly unsafe structures. Do not deliberately flood a planter or wall to reproduce a leak. Stop observation if the conditions are unsafe.

After the area dries

Compare the lower wall with nearby areas. Note persistent dark patches, new deposits, loosened finish or cracks that appear to have changed. A dry surface does not establish that concealed materials are dry.

Bring previous proposals and repair photos to the evaluation. Explain what was repaired, what was left unchanged and whether the symptom returned after a particular event.

Send a useful request

Include the city, a wide photo, a close photo, the timing pattern and the outcome you want. For example: “The side walkway holds water after rain; the lower stucco has been patched twice; we want to keep the planting if practical.”

That description helps AWC prepare the evaluation. It does not replace checking levels, assemblies and concealed conditions at the property.

Codes, product instructions and local requirements vary by assembly, permit and jurisdiction. Confirm the applicable requirements for the property.

Make the next conversation useful.

Start with a wide view, a close view, when the condition occurs, and what has already been tried. Keep customer names, access codes and unrelated private records out of photos.
